Solana Beach is a coastal town just south of Cardiff by the Sea and Encinitas, and one of the more expensive communities along the North San Diego County beaches.
It’s important that buyers and sellers have up-to-date information about local market conditions in Solana Beach in order to make educated decisions about buying or selling Solana Beach Homes for Sale.

The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.
19 homes sold in Solana Beach in June, up from 7 sales in May. Here are the details:
Single Family Homes Sold
6 (up by 5); 50 Average Days on Market; the Average Sales Price was $3,832,333 (up from last month’s 1 single family sale priced at $2,995,000); Average Sales Price was 93% of the original asking price.
Condos, Townhomes and Duplexes Sold
13 (up 116%); 13 Average Days on Market; Average Sales Price $1,556,923 (down 7%); the Average Sales Price was 99% of the original asking price.
Overall sales volume for the Solana Beach housing market increased significantly from last month. Condo, townhome and duplex sales more than doubled, and there were 5 more single family homes sold. The average sales price for condos, townhomes and duplexes was lower than last month. The average sales price for single family homes was substantially higher than the only sale last month at $2,995,000.
The average marketing time for the single family home sale was 50 days compared to the only sale last month selling in 8 days! 2 of the homes took 98 and 178 days to sell which raised the average for the month. The average marketing time was slightly shorter for condos, townhomes and duplexes compared to May. 37% of the homes went pending in 1 week or less.
Sales prices ranged from $1,050,000 to $6,400,000. The median sales price of condos, townhomes and duplexes in March was $1,482,000 (up 8%). The median price for single family homes was $3,500,500.
Many of the home buyers were able to negotiate their sales prices, however, 53% paid asking price or higher for their new homes.
At the end of June there were 35 homes for sale in Solana Beach, down by 3 from May. Home prices range from $1,198,000 to $6,995,000.
Solana Beach has a supply of 1.6 months for condos, townhomes and duplexes (down from 2.3 months last month), and 4.5 months for single family homes (down from 6 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach remains a very strong seller’s market for condos, townhomes and duplexes, and shifted from a balanced market in May to a seller’s market in June for single family home buyers.
16 new listings came on the Solana Beach real estate market in June versus 25 last month. The number of homes going pending (excluding homes that sold in June) improved from 9 to 12.
Because of the limited number of sales in Solana Beach one should not draw firm conclusions about pricing or other trends.
