Ask An Ambassador: Tick, Tick, Tick

I haven't written a new patio home blog post in several years.

Why not?

It's not because I think blogging doesn't work.

Instead, I have total faith that blogging CAN work, and CAN continue to work long after I've written my last post about patio homes.

I did the work, and now I can sit back if I choose and wait for the next potential client.

Tick, tick, tick.

I know that if I wanted to create more contacts, I could write more niche content, but I'm more about balance in life right now than I am about writing a blog post a day.  Finding clients that I want to work with is more critical than working with just any client.

Less than 2 weeks ago a potential buyer couple from out of state contacted me about POSSIBLY buying a patio home in Cincinnati.  They weren't in a rush, looking to buy most likely next year.  After some conversation about what they wanted and exactly where they wanted to be, including the pros and cons of the available options, the decision narrowed down to two possible communities with new construction patio homes.

Something that was very important to them is that I was not "salesy".  I wasn't pushing for a quick sale, but providing key information and advice so they could make an informed decision.  And part of that critical information was knowing that one of the two communities was down to a handful of lots left for building.

Was a trip to the area worthwhile? 

It was, so today was the day to introduce them to both builder reps to gather information.  There was no expectation that they'd be writing a contract today, but you know what can happen when someone gets all the key information they need?  Sometimes they write a contract after touring model homes, looking at available lots, touring homes under construction, and realizing that exactly what they wanted was available to them.  So a deposit was written and the process started to put their new patio home on lot 138 of Bel Haven.

Now here's the thing:  I've never blogged about Bel Haven nor the other community we toured today.  I don't put everything I know about Cincinnati area patio homes on the internet in either blog posts or IDX search pages.

But I have put more than enough information in blog posts and IDX search pages that anyone searching for Cincinnati patio homes will find us, and find us in several places.  That gives potential clients the confidence to contact us for help.

And once they make that call and we have their loyalty, they have full information to ALL the patio home expertise I've gained.

I don't need new blog posts.

The old ones are getting found and doing their job.

Tick, tick, tick.

Hi Bill you've done the work years ago....and to this day it continues to sprout up new clients interested in buying a patio home in the Cincinnati area.  They come to you knowing full well you are the area expert and trust begins before you even shake hands.  Congratulations on another job well done! Love it when a long range plan continues to work!

And that's part of what I love about it, I've been vetted by them before the email/phone call for initial contact.  I just have to do the work to get them what they need, but I'm almost never competing against other agents for their loyalty.  And at this point in my career, I'm not looking to do 20-30 transactions a year.  I'm bringing home more than enough to keep our furries in premium kibble :)

I love that you were called by these potential buyers, that you gave the exact information they needed, took them to see the possibilities, and wrote an offer. All without being pushy! You just know the right stuff and can be found by buyers and sellers. Whoo hoo!

A couple of the comments after the contract was written: "we looked online and you had all the information we were looking for" & "we like that you're not a salesperson".  I'd mentioned to them early on that I consider my role more of a guide/sherpa.  When we looked at lots, I was pointing out the pros AND the cons of the lots. E.g. the builder may be confident that there won't be a water issue at when the neighboring homes were 3-4' higher, but I'm not as confident, and it's my clients left with potentially a major issue after moving in.  I've heard too many stories from people about long drawn out issues with builders related to water flow issues in yards, and don't want my clients to ever have that stress.  It was a good feeling to get a deal together today when none was expected.  Now the race is on, will there home be finished before my own? :)

I know I hit this topic quite a bit, but I know firsthand that it works.  Since I don't have a large sphere and our niche doesn't really get many repeat clients (patio homes are most often the last ever home purchased), having these evergreen posts out there are key to sustaining us year after year.

Bill, what I liked best, and what I took as a golden nugget about your niche is you already built trust with those recent buyers who trusted you enough because they already had all the information they needed in advance. Plus, with your consistency, you made it easier for them to make an informed decision without feeling blindsided. It's obvious to me, you truly had clients who were ready, willing, and able to buy!

Kudos to you for how you run your business with excellence and consistency. For me personally, if someone proves untrustworthy, I don't want to do business with them.

Patricia, they definitely had the foundation of knowing the general aspects from reading our content, but I did have to provide specifics on the two communities since those are both "off grid" information I keep for people once they engage me. 

And I'm the same, if a company starts off with deception, I'm not working with them.  And it seems many companies seeking real estate agent business do start with deception.

Hello Bill (and Liz too) - while some may anticipate that mentioning tick tick tick will immediately lead to a BOOM-type reaction, that doesn't necessarily follow.  In a similar thought, there are those people who think finding a real estate agent will lead to a salesy interaction.   An exploring of the industry and those who are a part of it can hopefully discover the right match.  And that happens in so many other parts of life.

Some posts tick tick tick and never lead to anything, others have offered me repeat business.  All pertinent posts lead to a bit better digital presence, and considering the number of clients I gain from out of area, that digital presence is essential.

I operate how I like to work.  I don't like to be pushed by sales people when I'm in a store, and don't push with clients.  Here's the information, here are the potential consequences of not acting (e.g. subdivision A will finish building before your desired timeline, so either move your timeline or risk that option going away), and then they can make an informed decision.

You are right about that, the information on an area doesn't change daily so it doesn't warrant new blog posts about them very often.  Older posts often catch the attention of consumers more than the freshest ones.

The main thing I have to watch for with blog posts and IDX pages is if they're about new construction communities updating as new construction completes.  For the most part, I no longer include prices or other expiring type information in posts I intend to be evergreen.

I get quite a bit of traffic on my older blogs. I often get calls on restaurant reviews I wrote 3, 5 or even 10 years ago.
