You could sell a single-story commercial building for 3.5% down merely by adding a second or two residential stories.

Maybe you have seen one like this... as long as we have the foundation, and this one does, it could be rebuilt as a single-family home, even enlarged, as an FHA 203k loan. This home had a foundation that we could grab a handful of the concrete as it had failed. We had it jacked up, and the foundation was replaced as a significant portion of the renovation.
