Budget-Friendly Towns for Retirees - #3 North Beach

The WorldAtlast once again inspired me to write about 7 budget-friendly towns in Maryland for Retirees. So here we go with the third in the series, the third town is North Beach.

North Beach was originally platted in 1900 and re-platted in 1908 and formally incorporated in 1910. It was established as a strictly residential town. North Beach is located in Calvert County, and in 2010 had a population of only 1,978. In addition to a boardwalk, North Beach has multiple parks including Wetlands Overlook Park, Sunrise Garden, Callis Park, and the Walton Beach Nature Preserve, and is home to the new Twin Beaches Public Library. North Beach is less than an hour from Annapolis and is located right on the Chesapeake Bay. I used to have friends who lived in North Beach and we would go swimming there, it was always a great time. If you like the beach life but want a quieter lifestyle than Ocean City, North Beach might be the place for you.

The median home price in North Beach is $450,000.

There is a mixture of options for housing in North Beach from condos to large single-family homes, a bit of something for everyone.  In the last 6 months, there have been 3 condos sold, 16 townhomes, and 49 single-family detached homes.

  # Low High Average Median
Active 9 408,000 1,399,000 658,829 549,900
Pending 9 249,990 1,450,000 593,516 499,900
Closed 50 251,100 1,423,000 453,090 406,750

The above charge represents the housing market in North Beach over the past 6 months. Approximately 4% of the market is condominiums, 24% is townhomes and 72% is single-family detached homes. Most of the homes in North Beach are going to be detached homes and provide more opportunities for multi-generational living. Like Hampstead, there isn't a hospital close by, the closest hospital, Calvert Health Medical Center, is in Prince Frederick which is 25 minutes away.

Are you thinking about buying or selling a home in North Beach? Let's have a conversation, don't make a move without me!!
