NOTHING happens in Real Estate in ONE day...

My soapbox is out & aimed at agents... A lot of you are failing to show your value.  I see this alot in posts that lead with "Under Contract in 1 day!" or "Sold in 36 hours!".   While it is factual that these things happen, why would anyone need an agent if it's THAT EASY??? 

The real story is everything surrounding that "one day" where a buyer & seller came to an agreement.  The call from the seller months (or years!) ago who was thinking about selling often came about from the agent's consistent marketing efforts (direct calls, social media posts, direct mail & advertisements).  The seller & agent met & divised a plan. Resources were shared to help the seller get their home ready to attract maximum market attention & top dollar!  Weeks (or months or sometimes even years!) after that first meeting, the house hit the market.  The one day that buyer & seller reached an agreement came about because of MANY days (& related experience & knowledge) that happened prior.  And it's not over...  once that agreement is in place, it's time to navigate the process of contract to closing. 

Clients deserve our support throughout the entire course which means helping to collaborate with an attorney, coordinate inspections, navigate the negotiation of any inspection defects, & collaborate with the lending team and other agent.  See? A successful real estate journey - true start to finish - is SO much more than one day. 

The high "drop out rate" of agents (a topic for another time!) is a reflection that NOTHING happens in just one day in this business.  Those who are doing it right, make it look easy.  It's far from it.  Using the right agent is like insurance... You don't realize the value until you don't have it. 

I encourage all of those who are telling the public that things happen in "one day" to take a step back and consider ALL of the time & knowledge that was invested that made that meeting of the minds happen.  The real value came from MUCH more than that one day..!

Hello Brenda - when digging deeper into any story, there's typically more knowledge gained.  Sometimes a strategy is revealed but, there are examples where a wily-nilliness can be seen.  It can be head-scratching at times with enlightenment has been known to make an appearance at times.

Brenda, in Denver those days of "sold in a day" are over for now, it could pick up after Labor Day.   We do get to show our value with all the duties we do each and every day.  Just need to share with our clients.

Exactly Joan Cox .  I do respect the difficulty sometimes of educating our clients on the full spectrum of what we do vs just doing it.  In this environment where our worth is being questioned, I challenge more agents to educate...

Hi Brenda- you make a good point. Sometimes the consequences can turn out to be not what you had hoped for. It's an interesting thought...by saying something sold in one day, etc, what buyers or sellers may see is that it's easy so why not do it yourself.

Yes Kathy Streib !  There's SO much more that goes into it and clearly I'm getting frustrated by the marketing iniatives that forget all that went into it.  I'm sure I'm guilty of it too but am trying to tell the tale behind the success more in an effort to educate those arm-chair agents who think that it's super easy.

You make some really good points and I agree with them!  Great agents make things look easy, but consumers need to know why it isn't easy and actually takes lots of hard work to get outstanding results.

Exactly!  While there's grace in the execution of a seemingly quick & easy transaction, IMHO too many agents are bragging about quick results thereby short changing our industry of the value of our service.  I appreciate your visit & comment!

Excellent point, Brenda. A home might go under contract in one day, but there were many days before to put it in a position to go under contract. I agree that too many new agents think what we do is quick and easy money. Many are surprised when it's not and that is when they start dropping out.

I agree . I put a $379,900 Listing under agreement last week , in 5 days . But what I’ve said to almost everyone is 

we produced over 28 Realtor Showings in 3.5 days AND had between 50-60 attendees at our Open House . ( No  Consumer could touch these numbers )

It is so true that "sold in one day" makes it appear that nothing needs to be done to get a house sold and allow the listing agent to cash a check. All of us who have been here for a while know how untrue that is. To best represent our sellers and be able to sell their houses in a short time once they hit the market takes a lot of work.
