How You Leave The House When Moving Out
I want to remind everyone about the importance of acknowledging the effort and stress that sellers go through when preparing their house for the final walk-through.
Take the time to compliment the seller on how they leave the house. Many sellers go the extra mile by hiring a cleaning service for this last phase, and it's important to show gratitude for their hard work.
I strongly believe that the condition of a house after settlement says a lot about the seller. ( Our residential contract of sale requires the property to be delivered in a "broom clean" condition. (It would be nice to think everyone would leave the property in an acceptable condition. )
Recently, I had a wonderful experience with a buyer who was thrilled to find their new home in immaculate condition. It was a true pleasure to walk into a home that was not just broom clean but squeaky clean in every aspect. The buyers and I made sure to express our appreciation to the listing agent, the seller, and their family for the remarkable condition of the home.
Please show gratitude and acknowledge the sellers' efforts. It's important to remember that the way a house is left after settlement speaks volumes about the seller.
Our Maryland Residential Contract Of Sale.. states in paragraph 21: 'CONDITION OF PROPERTY AND POSSESSION: At settlement, Seller shall deliver possession of the Property and shall deliver the Property vacant, clear of trash and debris, broom clean and in substantially the same condition as on the Date of Contract Acceptance.'The buyer reserves the right to inspect the property within five days before settlement to confirm its condition.
My suggestion is to do the walk-through after the movers have left. Even if the movers are there in the AM and closing is at 11, delay the closing until you have time to check it out. What can go wrong? Let me name a few.
Accidents by the movers, e.g., a gouged wall or broken door lock and even missing items. Confirm that items meant to be left with the house, like light fixtures, mirrors, curtain rods, appliances, etc., are not removed. You don't want to hear these words. '' But I Thought.''
