Here’s a summary of the Cardiff real estate market for July 2024 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 9 homes sold in July, down 1 from last month.
Single Family Homes Sold
6 (down by 4); 20 Average Days on Market; Average Sales Price was $2,514,416 (down 8%); the Average Sales Price was 102% of the original asking price.
Condos, Townhomes & Duplexes Sold
3 (up from 0 last month); 18 Average Days on Market; Average Sales Price was $2,035,500; Average Sales Price was 95% of the original price.
The overall volume of sales in Cardiff went down slightly from last month. There were 4 fewer single family detached homes sold, and 3 more condo, townhome and duplex sales compared to June. Sales prices ranged from $1,150,000 to $3,400,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of July, the same as last month.
At the end of July there were 15 homes for sale in Cardiff, 3 more than last month; 11 of these are single family detached homes. Listings range in price from $814,900 to $6,995,000.
There are 1.6 months of inventory for single family homes (up from 1.2 months last month), and 1.5 months for condos, townhomes and duplexes (up from 1.3 months last month), based on the rate of sales over the last 3 months.
Cardiff by the Sea housing remains a very strong seller’s market for single family homes, as well as for condos, townhomes and duplexes, based on current supply and demand.
2 of the single family homes sold for asking price or more. 3 homes went pending within 7 days of coming on the market. Supply remains limited in Cardiff especially for condos, townhomes and duplexes. Thus, buyers should not assume some homes won’t sell quickly.
8 listings came on the market in July, compared to 7 in June. 3 homes went pending in July (excluding homes that closed escrow), compared to 6 last month.
