This is a really neat challenge for August, especially for those who were able to attend the zoom meeting and learn more about it. I was not able to attend the zoom meeting, but I have been in classes where RPR was talked about and I have seen that it has so much more to offer than I have used it for in my own business. Luckily, my business has mainly revolved around referrals and I haven't really had competition to compete with at listing appointments. There have been a few times when I have had to compete for a listing and I have put together more of a listing presentation, but I still feel that it wasn't the presentation materials that secured the listing for me, but more than likely it was the feeling that sellers got after meeting me and knowing that I was someone that they could trust with the sale of their home.
Where I have used RPR the most in the past is for initial valuation. When I am first thinking about the valuation for a listing, I go to the websites that provide valuations, not because I think they are anywhere close to being accurate, but because that is where consumers look and see what the value of a home is being touted as. I am always surprised by the differing values that each website will have for the same home, haha. I like how RPR allows revision of their estimate by adding amenities and such to the information that is already there.
Even though I use this as a starting point, the only factor I consider when determining the value of the home I am evaluating is the perception consumers will get from these websites and the values they tout. Above and below I have snipped photos from the different websites for the exact same home, one that I just chose at random, haha. My expectation is that the true value that I come up with will be close to the highest one, but usually much higher and I put my plan in place to sell that to the public and change their perception with my marketing in place. It always works!!!
