Should I Buy A High Rise Or Low Rise Condo-Destin Real Estate
Has the Emerald Coast lifestyle got your attention? Why visit Destin Florida when you can put down roots? Area condo buyers first need to consider, high rise buildings or something with fewer floors. Let's take a closer look at each...
The High Rise Destin Florida Condo Building
Example Properties include...
1) The Resorts of Pelican Beach
2) Emerald Towers
3) SunDestinAdvantages
- Typically have onsite restaurants, gift shops, etc...
- Normally have 24/7 management and security
- Large marketing footprint- Due to the number of units, the condo advertising budget is normally greater than a smaller building
- Multiple pools, usually including at least one indoor/outdoor pool
- The capacity to handle large crowds- multiple elevators, entry/exit points, and everything else needs to handle the summer guests
- Large number of potential renters-
Challenges
- Can get crowded in peak season. Yes, the facility can manage but just the sheer volume of people can turn some travelers off (think mandatory wrist bands).
- Parking will be at a premium in peak season
- The distance from the condo to pool or beach can be a burden for large groups.
- Beach space can get cramped in peak season. Expect multiple rows of umbrellas (and a fleet of folks bringing their own tents). And yes, that one person that insists of fishing with the treble hooks amongst the swimmers.
Low Rise Properties around Destin Florida
Example properties includes...
1) Sandpiper Cover
2) Crystal Sands
3)WindancerAdvantages
- Smaller footprint means more beach space for each guest!
- Less parking drama during peak season, most have assigned slots for each unit.
- Easy trek from condo to beach/poolside
Challenges
- Usually only one swimming pool. If it is down for maintenance, then no pool for you!
- Missing the expansive beach/city/harbor views from a high rise
- Fewer units means less marking budget
