Previewing Properties for Other Agents

With the slower market, I am having to do a deep dive into my bag of tricks on how to entice a buyer into my listings!   This week I received an email from an agent that has a listing close to one of my listings, and asked if the seller needed a replacement home.  OH YEAH, I did that back in 2008....   OK, let's try that!

So I found 24 homes that weren't vacant and seemed to be homes that could move into another one of my listings, so sent out 24 emails.   4-5 responded, and said that was pretty ingenious, but had to say, I stole it from another agent.

Anyway, a few commented back and forth, and one agent said she would preview my listing and give feedback if I wanted.  HECK YEA!   I did the same, but SUCH a different experience.

I walked into the home, had a bit of an odd smell, but home looked tidy and neat.  UNTIL, I walked into the kitchen.  HOLY MOLIES, a tornado went off in there!   The counters were covered, dishwasher was open, drawers were left out, and even a purse was left on the counter, but could not find anyone in the home.

The primary room's bed was not made, jammies were on the bed, underwear on the floor, and the bathroom was no better.   One of the secondary room was a complete wreck too.

I took pictures and sent them to the listing agent, and she almost came unglued.   She has not had a showing since 6/19 (priced above $1.2million), and a challenging situation.    She said she would have to calm down BEFORE making a call to see what she can do.

I am not sure, but for sure I would sit down with both parents and have a long conversation, and if things weren't fixed, may have to terminate the listing.

Hello Joan - life in real estate and living on this planet continues to teach lessons.  This preview of what you saw prompts quite a few questions from me.  About the state of the industry, this situation and, quite frankly, so much (much, much) more.

Good morning, Joan... just goes to show how important it is to stay in touch with your sellers and to stop in from time to time to discuss market activity.

Nina you told no lies. One thing I have learned is that we have to continue to keep in touch with our sellers and check on the listing that they trusted us to sell for them. It's a shame that I see so many listings unattended and abandoned. Many of us have to do better jobs for our clients.

Good morning Joan,

With the decrease in showings some sellers are letting their guard down! Not wise! As their agent we need to be talking with them if for no other reason to just being in touch and adding encouragement and suggestions.

Some people wonder why the feedback is negative and yet don't go to see the property once the photos are taken.

Oh dear, what a surprise, not in a good way. Good idea though, I like the concept, very clever. Nothing is new, we all borrow from each other.

It is fun re-creating something I did so many years ago when homes were taking longer on the market as well.

The market today does remind me of 2008. It was the one time I did an Open House. Guess what? I am doing one this Saturday. We do have to keep up with the market, no matter if is up or down or in the middle. Keep up the great work:) Katina

I am not a fan either, my sellers are across the street keeping watch. Typically I do not doing for the same reason. Be safe out there my friend. Katina

Joan this is exactly why we need to communicate often with our seller clients whenever we have signed a listing agreement to sell their house and always check on the listing as well. You just never know.  2008 was a year I like to forget though. LOL.

Thanks for sharing.
