With the slower market, I am having to do a deep dive into my bag of tricks on how to entice a buyer into my listings! This week I received an email from an agent that has a listing close to one of my listings, and asked if the seller needed a replacement home. OH YEAH, I did that back in 2008.... OK, let's try that!
So I found 24 homes that weren't vacant and seemed to be homes that could move into another one of my listings, so sent out 24 emails. 4-5 responded, and said that was pretty ingenious, but had to say, I stole it from another agent.
Anyway, a few commented back and forth, and one agent said she would preview my listing and give feedback if I wanted. HECK YEA! I did the same, but SUCH a different experience.
I walked into the home, had a bit of an odd smell, but home looked tidy and neat. UNTIL, I walked into the kitchen. HOLY MOLIES, a tornado went off in there! The counters were covered, dishwasher was open, drawers were left out, and even a purse was left on the counter, but could not find anyone in the home.
The primary room's bed was not made, jammies were on the bed, underwear on the floor, and the bathroom was no better. One of the secondary room was a complete wreck too.
I took pictures and sent them to the listing agent, and she almost came unglued. She has not had a showing since 6/19 (priced above $1.2million), and a challenging situation. She said she would have to calm down BEFORE making a call to see what she can do.
I am not sure, but for sure I would sit down with both parents and have a long conversation, and if things weren't fixed, may have to terminate the listing.
