Month of July 2024 – As predicted, we had an exceptional month of unit sales with 54 units sold, exceeding last year’s 35 units, a 54.3% increase. Selling Prices continue to be soft. Average Sale Price of $377k is down 12.75% vs prior year’s $432k. Median Sale Price is also down 16.2% from $419k to $343.5k. Days on Market were slightly less at 51 compared to 55 one year ago at this time. On a cost per sq ft basis Average Sale Price is $220.3/ft vs. $237.0 a 7% decline over last year. Looking ahead to August 2024, there are 40 re-sale homes currently contingent or under contract/pending. We will likely fall short of last August’s total of 41.
July YTD 2024 – Unit sales of 291 is 20% ahead of prior year’s results of 243. Average Sale Price and Median Sale Price continued to fall to $424.5k & $392.0k, a 4.2% & 3.4% decline respectively. Days on Market of 64 is a 4.9% increase vs one year ago. Inventory grew to 137 re-sale properties, but still only a 3.7-month supply. Bottom line: demand is strong, prices are soft.
