Jumping Over Dollars to Save Pennies

By
Real Estate Agent with Fathom Realty 8431215

Moving expenses and closing expenses can add up.  Trying to save money during this process is a natural instinct.  Trying to save money by not staging your home is like jumping over dollars to save pennies.

The average staged home sells for 5-12% more than an un-staged home.  While you may be good at handling the "Clean and Clutter"  phases of staging, there is so much more, which is where a professional stager can help.  Is this necessary?  No.  But who would not LOVE an extra 5-12%?  And your home will likely sell 5x faster.

Yep... it's the old adage of being "penney wise and dollar foolish."

Your images also promote the use of professional photography as well.  Yes, staging can be an excellent tool in our toolbelt, but without professional photography it can be hard to get them in the door to experience the staging.

Hello Michael -the saying, penny wise and pound foolish, comes to my mind.  It takes money to make money, does too.  Your post immediately prompts these two thoughts - maybe re-reading it, I will think of more. . .

Good morning, Michael... when I have resistance from a seller to stage their home it tells me that a seller is not fully motivated and will probably cause me issues in the future.

Smart people don't let a nickel get in the way of earning a dime, haha.  I have a feeling that with the new real estate rules in place, it will prompt a lot of buyers to think they can do it on their own and scams will become even more prevalent than they currently are.  I feel bad for those buyers, but if they aren't smart enough to hire a professional and follow the advice given, then they sort of deserve to learn things the hard way, haha.

Although I am a stager, I think bringing in a second set of eyes is always great. One way to get a stager involved is to pay for the initial consultation with the stager (usually around 100-150 dollars). Make that part of your listing presentation. The stager will go over everything, make suggestions, and then the seller can decide on doing more (they often do).

The Medford Team long ago figured out the value of Staging. That is why we own our own staging company and provide staging to our clients at no cost. In fact, the staging company makes money by staging for other agents.

For sure, a well-staged home photographs so much better and of course, shows better.
