I have heard of RPR and sat in classes before. Listening to the AR Zoom call motivated me to go take another look. I ran a report for my own home, amazed at the depth of information provided and to be honest a little overwhelmed.
I was sitting listening to a webinar class and jotted down two clients to send reports to who are vaguely thinking about selling their homes. One more so than the other. But, i thought this was a good way to provide some information to show my value and to let them know I am using the latest tools and techniques.
I ran a property report, about 28 pages for each of their homes, updated some information on one of them from past listing information I was able to find in my MLS and emailed it to them.
I learnt two hard lessons this year losing two listings each worth about $475-500,000 which is a fair amount of commission. As much as I felt I was staying in contact I realized both customers believed I had dropped the ball. That is on me, so I decided to grab the bull by the horns and use RPR for these two customers.
Each report gives a value and both reports showed that both potential clients had greatly improved their equity since purchasing the properties. One is moving out of state, downsizing, the other is a young family, a friend of one of my sons who told me two years ago they were probably going to stay put for a while due to the increasing rates and lack of housing available. The latter can now see clearly how his equity has increased and that now might be the time to start looking for a home with the additional money they can put down as a down payment.
I am not sure how this will turn out, but feel it is a tool that I can use to show my value and help my clients/potential clients make a decision on what they are going to do next.
