Why Price Right From The Start 

1) Proper pricing will minimize days on market-- There's a misconception that real estate prices get better if the Destin home seller will just wait. Have you ever seen a grocery store RAISE the price of old bananas? 

2) The closer to value, the cleaner the offer-- If the buyer feels like they are getting a good deal, the less likely offers will be littered with concessions, repair requests, and protracted closing dates. Make the buyer fear competition from other bidders to get the cleanest offer! 

3) Listing near value can cause bidding wars-- Really want a good offer? Get multiple buyers bidding against each other. I have seen closing prices EXCEED the asking price in such situations. 

4) Selling your home sooner can make one a stronger buyer--Price your current home right and it should find a buyer quick. Need a place to live in your new market? Negotiating with a seller when your current home has a buyer is far easier!

The often spoken Seller phrase of "We can always come down" is a garage sale mentality. Making the price to high causes Sellers to mentality discard the mistaken value and assign their own, which will of course be much lower or just walk on by that house assuming the Seller is unrealistic.
