What The Heck Is a Home Buyer Consultation?

Overview
The buyer consultation is an in office (or Zoom for out of market home buyers) meeting between myself and everyone who will be on the purchase agreement. The goal is to go over the purchase process, explore the buyers' wants/needs, examine areas of interest, and cover the Buyer Brokerage Agreement (BBA). Let's look at each.
1) The Purchase Process-- Buying a home changes a little each year as forms/common practice evolves. In addition, real estate sales from market to market will vary. Without drowning the buyers in detail (I'll be here for you every step of the way) we go over a purchase agreement, discuss typical escrow amounts, and highlight each step of the process .
2) Buyer Want/Needs-- The last couple of years the lack of housing inventory has been a major issue. While improving, there is a chance I will have to find a property off market. By having a clear understanding of the buyer wish list, I can avoid wasting their time with homes that do not fit. We will also discuss how realistic said list is given the buyers' budget.
3) The Buyer Broker Agreement--Starting in August 2024, ALL buyers will need to have a written agreement with their agent prior to touring homes. In order to enhance transparency, said form will outline our relationship, discuss how much the agent commission is, when this fee is earned, and strategies to getting it paid. All real estate commissions are fully negotiable and NOT set by law. My promise to the consumer is the fee will be clearly defined and something all parties can agree upon!
