A final walk-through is more than just a formality; it’s your last chance to ensure that the property is in the agreed-upon condition before closing. During this critical inspection, you should verify that the home is in “broom-swept” condition, meaning it’s clean and free of any debris. This is also your opportunity to ensure that everything specified in the contract—such as appliances, fixtures, and any agreed-upon personal property—remains in place, while items that should be removed have been taken away.

Good morning Laura. A final walk-thru is crucial. I bought a home once where I knew the seller would be trouble. At the final walk-thru he still had items in the home. I arranged to have the locksmith at the home and others ready to put his stuff on the curb. At closing he said he would deliver possession when he was ready. I said fine and closed while the locksmith changed the locks and his stuff was put on the curb. 

Call him surprised when he returned. Call me satisfied. Also, I was a managing broker at the time and had friends in all the right places.

Sometimes you have to be prepared. Do a final walk-thru. Enjoy your day.

Once all the furniture and rugs are removed, then the house can be seen and anything that the sellers were trying to hide are there for inspection. I have made requests for credits at closing because of things like that.
