I have been a big proponent of RPR for many years. In fact, I am often surprised when I talk to agents that do not use the platform.
I hear responses like, “I can do a CMA from the MLS search tool."
True the MLS CMA is likely to be the closest model to what an appraiser will use, but other tools can help make your CMA more accurate, and RPR is one of them. Whenever I am asked to determine the market value of a property, I use several tools. MLS, RPR, and county tax records. Each one adds value to my report.
But RPR isn’t just for doing CMA. RPR is loaded with tools that an agent can use to help a listing sell.
Some features I like to use are the Property Report and Property Flyer tools. The Property Report is a well-designed tool that includes recent sales, demographics, tax records, neighborhood information, and school information. It makes a nice report to offer perspective buyers data that may not be present in the MLS or one of the internet sites.

You can even generate a mailing list and labels to prospect for clients.
Another tool I like to use is the Seller’s Net Sheet. When discussing an offer, sellers do not always have a clear picture of the cost of selling a home. They see $XXX purchase price but do not always calculate closing cost fees, taxes, concessions, compensation, or mortgage payoff. The Seller’s Net Sheet gives them a close estimation of how much they will net from the offer in hand. Hint: I usually throw in a swag for unexpected expenses. Their net usually comes out better than my estimate.
RPR even includes neat little tools like the Neighborhood Quality of Life report and the Average Commute Time Report.

Finally, RPR is a fun tool that lets you research property across the country. If you are traveling and you see a property that interests you. Log on to RPR and you can get a report for most places in the country. I looked up my former homes in Illinois just for fun.
Whenever I wish to add a little pizazz to a listing presentation, or simply paint a more accurate picture of a property from a Buyer or Seller perspective I log onto RPR and gather as much data as possible. It helps me help the client.
