👨‍💼Set the Right Asking Price

Brian yes even in a strong Sellers Market like we are in here in CT, asking an unrealistic price for a house is a sure way for a house to sit on the market and not sell.

Sellers in our area are starting to catch up with the fact that 2022 prices just not flying anymore.  There are still those throwing spit balls though, in wanting to 'see' what they can get.  Does not matter how much talking, charts, data, very difficult to educated how much that strategy does in the way of overall damage.  m

Hello Brian - even in an active seller's market, there are properties that do not sell.  Although there can be multiple reasons, proper pricing is typically one of the usual suspects.  

Agreed! In any market, setting a realistic price is the key to success. Pricing needes to reflect comps for similar homes in similar condition, location, etc. Pricing that simply reflects what the seller wants or, worse, needs can be self-defeating.
