Don’t Let Missing Documents Derail Your Dream Home: Timely Submissions Are Key

Picture this: you’ve found your dream home, but the deal is about to fall through—just because of a few missing documents. It sounds avoidable, right? Yet, it’s a common pitfall that can cost you your new home.

When you’re in the process of buying a home, there are many moving parts. One crucial aspect that often gets overlooked is submitting all required loan documents to your mortgage lender in a timely fashion. Without these documents, your lender cannot provide the funding necessary to close on your home. If deadlines outlined in the contract aren’t met, the entire deal could fall apart.

As a realtor, I’ve seen how these delays can lead to disastrous outcomes. Sellers have the right to put their property back on the market if buyers do not close on time, meaning you could lose the house you’ve been dreaming of. That’s why it’s imperative to stay on top of every deadline and ensure that all paperwork is submitted as soon as possible.

A good realtor does more than just show homes and negotiate offers. Behind the scenes, I’m constantly coordinating with lenders, ensuring that all necessary documents are in order so that we can close on time. This proactive approach is key to a smooth transaction.

Good morning Laura. The professional agent replicates an iceberg. Two thirds of what they do to keep a transaction going forward is behind the scenes and out of sight. Enjoy your day.

Get 4-5 things pending at once and the paperwork is literally snowing. Going to Dotloop for file management has helped a bunch.

Laura Sellers this is very good information.  Not producing the necessary documents required to obtain financing within the specified time period within the sales agreement, cannot only cause the transaction to fall apart and the Buyer to lose the home, BUT also lose there earnest money deposit as well.
