For the past 12 weeks, I've been posing questions about what makes you tick and also questions about Austin. I've thoroughly enjoyed reading your responses and learning more about you. This week, let’s focus even more on understanding you and how you’re feeling about the Real Estate changes.

Reflective Questions:

uHow are you managing client expectations regarding the shifting landscape of commission structures and offers of compensation?

uAre you experiencing challenges with the recent changes in compensation structures, and how are you addressing them in your transactions?

uHow have the new regulations on offers of compensation changed the way you negotiate with buyers and sellers?

Dorie, these questions are much easier than Wayne Martin 's !!    

1.  Meeting with them, when appropriate, face to face to share their options.

2.  For future transactions, face to face.  Mid- transaction deals need no explanation.  Personally, I will benefit from these changes, I already have .

3.  The biggest change  is the level of detail which I must now share, explain, and have my client understand, then agree to options.

I like the answers to the questions. I think one of the challenges we are experiencing as there are 3 different buyer agency agreements and having the buyer sign the exclusive one before even touring homes is difficult for them since the fee is inserted into the agency agreement and the buyer may have to pay it if the seller is not offering buyer agent compensation.

I have a wait and see attitude on the new regulations. I think "no it all" never felt like they needed a Realtor to get the best deal. If someone does not listen to my advice (not take it, but at least listen), they will not be working with me in any event.

Hello Dorie - I admit I haven't personally considered the questions you pose.  However, I continue to wonder about "what makes me tick" instead of "what stuff around me has the potential to tick me off".  I tend to spend more time thinking about more positive things.  Or at least, I try to. . .

Hi Michael Jacobs : Positivity is a good thing and that is the way to approach these changes. Just learn the new forms, explain them to your clients, cooperate with other agents and get to selling real estate!

Hi, Dorie...I have taken two classes and three webinars on the changes. I've reviewed the redlined contracts and I'm ready to tackle the changes. I'm also planning on sitting down with the agents in my office and role playing. I want everyone to be informed and to be prepared for different situations.

I think we will have those sellers that won't offer compensation. Those listings will sit on the market longer in my area. The sellers will soon figure it out. 

At one class some agents from different companies spoke about what their offices will be doing. Now we know of two offices that won't be seeking compensation from sellers. Those agents let the cat out of the bag, and now we will know how to approach those offices when writing offers. 

Time will tell how all of this will play out.

Dorie, To all your questions it's a wait and see. Buyers have question marks on their faces and are not really comprehended it yet, until I say some sellers will be offering compensation and then they sign. Tomorrow is another zoom meeting regarding sellers. Let's see if it will provide more clarity and make it easier to explain it all!

We are seeing 95% of sellers in my area who are offering buyer agent compensation. I just took a listing today and the seller wants to offer buyer agent compensation.

Dorie Dillard Austin TX  loved your series of questions, sadly not all I end up participating in... these are powerful questions today.

First let me just say for the past three months every day it seems like the forms have been changing... then to boot every third or fourth day we have had Meetings/Zoom Sessions you name it discussing all this...

Now with that said:

1. I got on the phone with all my listing clients individually and filled them in the last few days that we have been going through all the above-mentioned drama... and now we are at the finish line, and they need to sign these four or five pages.... because....

2. I have been a listing agent for at least 26 years or more so not much has changed and strong agents will not be affected too much if they are seasoned and knowledgeable.

4. Just need to be more patient and more clarification to both buyer's and sellers nothing more...Endre

Dorie Dillard Austin TX no changes yet except for the new contracts our state rolled out. We have several new listings coming on the market, and we have discussed the changes with these sellers. They are all on board for offering compensation for both sides.

2. Haven't got there yet with buyers. Am working on listings and sellers still offer compensation to the other side.

3. Sellers who understand the new rules have zero problem compensating buyer agents.
