Sign was installed today and flyers were printed. I am trying to put info about this home everywhere on Internet. Any good sites you know about? It is a really lovely home and it priced right, because we are moving out of the country and would be nice to sell it. If you know anyone who is looking for a lovely home with a Sound and mountains view, big organic garden and a lot of artistic touches, please send them this page. It is an energy star home with low enery bills.

What do you use to createa listing flyers? Do you remember the best flyer you have ever seen? What was so special about it? I created a flyer for my new listing this morning by using Photoshop. It is not the most efficient way to do it, because there not templates. So everything you do is kind of against the program. You can see my flyer in my blogs.

Hi Irina,

Send me the mls # and I'll take a look at it.  Tacoma is a pretty tough sell these days.  We have a couple of agents with listings there that are not getting hardly any showings.  I'm having trouble selling my listings up here too, but at least they are getting show pretty regularly.

Email me the listing #.  I use Publisher for Flyers.  I don't think you can beat that program as to ease and presentation.  You can also go to Expresscopy.com and they have many templates.  You can save it as a PDF for printing, even if you don't use Expresscopy to print it.  Though their prices may be cheaper than buying ink :)

In my experiences, flyers don't sell homes.  I would do my best to maximize the exposure you give the home on the internet.  There are many avenues to get this accomplished.

Good luck with your move (why you'd consider leaving the U.S. (other than wanting to distance yourself from Obama) is a mystery to me.

Don't worry about all of that other stuff so much and price it to sell.  Get it priced ahead of the competition and it will sell.

One thing to check into, Does your E&O insurance allow you to sell your own home. I have heard of exclusions in E&O policies.

I just finished trying to sell my own home - its no fun.  Have you put it on postlets?  That powers several search engines and can also be used to place it on craigslist.  I also got several calls from my realtor.com showcased listing.  Good luck!

Hi Irina...If you do want to do a flyer check out vflyer.com.  There are others as well.

Without a doubt the Internet is the best way to go.  With vflyer.com they post it on several sites and you can add it to craigslist.com.

Make sure you have plenty of photos in your MLS and most important of all, price it right.  Ask other agents to help you with this and ask them to be very, very honest with you.  It is extremely difficult to be totally objective about your own home.

I would have loved to see more photos of your home.  Please consider adding more right here.  Also provide more information including square footage, number of rooms, price, etc.  Have you included this in localism.com?

Good luck Irina I know that your photos will be the best! why dont you post more info & pics about your home here on AR in a postlet including your asking price and info- bed, baths, square footage, etc. As a realtor YOU are one of your best selling points! good luck

Thank you so much for all your advises. they are the most useful and kind. I did invite my broker to give me his price suggestions. It was in the same range with mine. We are lucky that our home is one of the cheapest in the whole area, because it's size. There just no such a small home near by. Also with everybody downsizes it is a perfect home. It is our first day on the market, no calls yet. I am scheduled for an open hours this weekend, both sat&Sunday. Also, brokers open on Tuesday, 15th. We include an amazing TV with the deal and a new wine cooler. I think I should take photos of both of them.

It takes me 3K and 20 hours to get to my parents right now. In London it will take me 3 hours and $500. I can not wait for it!

I recommend a single property website for marketing. Check out these samples from DoubleEndDomains.com  It's a very low cost option and gets the attention of drive by traffic. People also remember your address better because they see it on the domain name sign rider.  Let me know if you have any questions.

I don't know why someone said agents would blackball your listing.  That makes no sense to me. The bathroom looks gorgeous!  I love the stained glass window and it seems like a good price for a house with a view.

Thanks for the mls#.  I'll send it to Kimberley, she has a listing nearby and may have buyers who came to her open houses.  Yours is MUCH better and hers is $350,000.  She's getting almost NO showings except at Open Houses...so DO do Open Houses. 

Try to get someone in your office to hold it open for you as buyers may not be honest if they know you are the owner.

Hi Irina - I use Visual Tours and they also export to many other sites including Realtor dot com, Postlets and VFlyers do the same for additional exposure.  I also use Publisher to make my Flyers.  If you save the flyer as a .jpg, then you can add the flyer as a picture insert into an email and do an eMail Blast to other Realtors and Brokers or your email list. Do you do Broker Open Houses in your area.  If yes,do a nice flyer with a raffle for a gift certificate - gas cards or restaurant, serve food and get the Realtors into the property. HTH

Our MLS has a pretty flyer built into it.  I like the Postlets also and use them a lot for flyers.

GREAT JOB - VERY NICE!  I love your new flyer!  What a great looking home!  It's my opinion that you need to have property flyers.  In addition, e-flyers.  Consider a classified flyer ads type company that will track your flyers hits and syndicate it to the top sites.  This coupled with your print flyers will really help get more exposure to your listing.
