About 15 years ago, a young person called about several properties. The next day, I asked him to sign the buyer broker agreement, but he refused, saying he was helping his broker mom find properties for her clients. I told him to have his mom preview the homes herself since he was working for her, not me

Esperanza - I read the comment you made in response to Endre's comment. I know that feeling of having someone wanting to see several properties. I've been in that position only to learn they were either an out of town agent, without lockbox access, or were aiding another agent, who had a fulltime job, other than real estate.

Hi Myrl, Thank you for your comment. Most of the time changes are good. This is a huge change in the Real Estate industry. I believe that it will beneffit everybody, Brokers, Buyers and Sellers.
Last year I had an out of town Zillow lead, this person said she wanted to buy the property she requested to see. I asked her if she had an agent helping her. She said no, and if I like the house you will submit an offer for us. To make a long story short. I showed the property, she said it was exactly what she was looking for, she will call me tomorrow to get together to submit an offer. This was very quick after 20 minutes her agent called me asking for more information and wanting to submit an offer. Isn't this crazy? Just because they saw the property on Zillow, she thought I was the listing agent. No more assumptions. No more lies.
