Should The Kids Attend Home Tours

As the father of four daughters, I'm sensitive to the needs of the home buying parent. When it's time for the home tour, should we get a babysitter or allow the little ones to tag along?

Some Possible Challenges With Bringing the Kids

1) Having the kids will slow our showing pace-- Regardless of how well behaved, just having more people to shuffle in and out of spaces takes time.

2) Young children means one adult is always distracted-- Yes, an infant may sleep soundly from start to finish, but not so much with a 3 year old. If a parent is busy minding the kid, what home details are they missing? 

3) Possible liability issues-- Even with close supervision, children are naturally inquisitive. I had a child on tour one time throw a figurine at the house cat. Luckily his aim was worse than a third string quarterback and both feline and statue were intact. 

4) Touring multiple properties will drain their batteries-- Believe it or not looking at multiple homes is not fun for the average 8 year old. After a couple of doors, they are usually done. 

5) Touring multiple homes can be confusing-- Is this our new house? Why are we leaving our old home? What about our friends? Kids are a resilient bunch, but is this a conversation you want to have in another person's study? 

Tips For Including Kids On Tour

1) Bring the kids to the final walk through
2) Show them video or online photos 
3) For older children an iPad or other handheld electronic device makes a difference. 
4) Bring plenty of liquids. Especially in the South it's easy to get dehydrated.

Hi Doug- good tips!!!  It's a good idea to include the children in the home buying process but I think it's better to save this for the final walk through, if for no other reason than to save the parents the aggravation of each child having their own opinion on each house.

OMG..4 daughters! When I was growing up a neighbor had 5 daughters, the stories I could tell! I know kids like to be involved in the home buying process but I think it's better to save their trip to the house for the final walk through.

Hello Doug - buying real estate is not as simple as some might say.  Although I am not a parent, I have seen enough examples that being a parent can have frustrating moments. 

Combining the two can lead to a less-than-ideal opportunity for all involved.  I remember my mom (and dad too) first telling me about multi-tasking.  Focus is key.  

Choose challenges wisely.

I had friends growing up - a family of six girls. They wanted a boy and finally gave up after the 6th. haha.

As for showings, if parents can find a sitter, that certainly would make life easier. They can always show the home after they pick one and put an offer in and it's accepted. Imagine bringing the kids, and they love a home, but they don't wind up getting it?

I still remember a couple who brought their two children. The young girl picked up a glass figurine, threw it on the floor, and it broke. Sigh.  Then I spoke with the listing agent. The sellers said, oh, no worries, it wasn't expensive. Lucky thing.

Good morning, Doug... so much more difficult to have home buyers properly focus on a property when kids are in attendance. Although I did work with clients many years ago in NY City, who were both doctors and would bring their 7 year-old twins with them as they would come after work. Those boys were amazing... very well behaved and noticed everything about a property. I called them the Siskel & Ebert of NY City condos.

Doug, I usually suggest parents get a sitter, so they can focus on the homes.  This will be the largest purchase they will make, and children distract everyone.
