Pricing is critical and every effort to avoid greed should be undertaken. I just had a case, not to long ago where I did not get the listing because another agent came in a bought it by going $60K what I had suggested. The house sat and sat and went through one nuisance price reduction after another until the seller became discouraged and withdrew the listing. Had the listed with me the home would have sold simply because it would have been priced correctly
