Why Do I Need Notice to Tour a Home?

Getting ready to purchase a home in greater Destin Florida? Frustrated because developing a touring schedule is becoming more difficult than balancing the federal budget? If those sellers wish to sell, why is scheduling a showing so tough? Let's look at some reason sellers may need notice...

1)Sellers may have a lot of life happening at the moment-- People sell houses for various reasons, not all of them positive. There could be a newly single parent trying to get three kids out of the house. Or perhaps the current owner is in a later life stage and has mobility issues.

2) We want to see the house in the best possible light-Most buyers claim to be able to see past daily life clutter. Almost to a person they can't. We want potential buyers to focus on the upgraded sink, not the dishes soaking in it.

3) The home could have renters-- For short term/vacation rentals access can be an issue. During peak season normally the only available showing window is during "turnover time" (normally Saturday from 11-2). Long term renters are often given the benefit of 24-48 hours notice prior to showings.

4) There could be something going on at the home-- Life happens, home systems fail. Would you want to tour a Southern home with a broken HVAC? Or perhaps the owners are hosting a child's birthday party.

Doug, There are so many reasons to give notice. People may want to pick up, remove pets, make sure they're not in the shower, finish cooking a meal, make sure you don't arrive if they're on a business call, make sure you don't arrive while children are sleeping, etc. It can be a challenge scheduling around homeowners but it is part of the job.

Great video Doug!

Sellers need notice for many of the reasons Carla Freund mentioned to allow their home to be shown. When a home comes on the market its wise to be able to show the house as much as possible The most looks often occur when you are new on market and buyers are anxious to see it.

Doug, I find it interesting that some buyers even have questions like this, I always tell them to put their seller shoes on and then most of the questions get answered, Endre
