Things To Bring To The Closing Table
After a long (and perhaps twisting) journey, you are less than 24 hours away from closing on your home. In addition to a winning smile, here are a few things to bring (and one or two to leave behind).
1) Valid driver's license for EVERYONE signing-- The title company likely asked for a copy before, but you will need the license on the day of closing. Forget the driver's license? This will shut down your closing faster than The Dallas Cowboys' in the playoffs. Don't have a license? Please tell the title company as early as possible. There are other government ids that may work. Just don't assume a substitute form of id will.
2) Any Needed cash to close-- Depending on your market, either (likely both) the title company/real estate agent will go over any needed funds to close. This will normally need to be in certified funds or a bank wire. And yes, I've seen buyers show up and try to write a personal check for 20,000 dollars. In his case the bank was 2 hours away and wouldn't do a same day wire without him coming to the branch. That morning closing turned into a mad dash just before 5pm venture.
3) Hardcopies of any repair invoices, vendor lists, etc you wish to share-- Have a GREAT lawn company that has serviced your property? Or perhaps an AC person who knows how to keep your system humming? Bring his/her information to closing. The new buyer will be grateful.
5) Referrals for your awesome listing agent--Did your agent knock it out of the park? The best gift you can give such a person is to refer him/her to friends and family.
What NOT To Bring To Closing
1)Excuses as to why the home is dirty and or the grass is high--Sadly this problem is occurring more frequently. Nothing says "welcome home" like a garage full of trash and grass high enough to hide Jimmy Hoffa. Do the right thing and leave the house the way you would want to receive it!
