ADU Crest Homes Join Forces With COAT Design Remodel of Solana Beach
As the age ole adage goes, "The Only Constant In Life Is Change". And now at the ripe young age of 79 I am proud to announce that as of January 1st, 2025 CREST BACKYARD HOMES will be joining forces with my son Chad Arendsen, CEO of COAT DESIGN REMODEL.
My daughter, Janeene Lovell, has been the power behind the throne of ON THE LEVEL General Contractors Inc. dba CREST HOMES since graduating from college in 1994. Chad and Janeene will join forces to make way for a seamless transition. Together they have been an instrumental and pivotal force in the success of our businesses starting in grade school in the '80s.
My youngest son, Scott Arendsen, will remain with ON THE LEVEL as President and continue to run the daily field operations with my wife Janis. Scott started working under manufactured homes when he was young enough to stand straight up and walk under them. I promised him when he graduated from college in 2004 I would promote him to president. As he was walking past Janis and me at his graduation, diploma in hand, he looked at me with a big bright smile and said "Dad...... You're fired! That was one of the happiest days of my life.
Albeit Chad is a successful building contractor he has developed an ardent interest in site-built ADUs during the past several years. Janeene's focus has been factory-built manufactured homes and ADUs. Together they will merge and embrace both markets depending on property/homeowner preference and budget.
A factory-built (manufactured) ADU by today's standards averages between $175-$275/sf. A well-designed ground-up site-built option comes in around $300-$750/SF.
But that's not the end of the story. My daughter, Kari Arendsen founder and principal of Intimate Living Interiors, one of the top 100 high-end custom home designers worldwide. She generally includes an ADU on every project she does with a starting price of $1000/sf. and up. The areas she services are in and around Rancho Santa Fe, Del Mar, La Jolla, and Encinitas. Beverly Hills, New York, Florida, and throughout Europe. These neighborhoods generally have very stringent building requirements and iron-fisted HOA guidelines that require strict adherence to architectural and esthetical protocol.
To bring it all home, literally and figuratively, we also offer our TAG Real Estate Sales & Investments brokerage services. If you own a property with an existing ADU, JADU, or both we can help to ensure that everything is current and code-compliant. We will provide whatever repairs, improvements, or permitting is required to bring it into legal-conforming compliance.
If you are searching for a property that is ADU viable we will help you find the ideal property and ensure it meets all the criteria necessary to add one or more ADUs and/or JADU. This service can save you hundreds perhaps even thousands of dollars for on-site feasibility and evaluation studies normally necessary during the early stages of your ADU project. We thoroughly vet the property for ADU suitability from the get-go.
TAG can also help walk you through the arduous challenges that embroil many property/homeowners and investors who are dealing with complications arising from Senate Bill 9 & Senate Bill 10 which involve the development of multiple ADUs on a single lot.
We can also walk you through the tangled web involved in the recent passing of AB 1033. This law deals with the CONDOMINIUMIZATION of your property. It allows you to install an ADU or multiple ADUs and split it off as a dedicated real estate parcel with its own APN number and sell it with certain stipulations.
The bottom line is, that our family-owned and operated businesses cover all ends of the construction and ADU spectrum. I'm so proud of my family and all they have accomplished and for the services they provide to all the property/homeowners and investors they have had the privilege and opportunity to work with for the past several decades.
