Well, my friends, we have discussed it before—we’ve all heard the horror stories—but this time, I finally lived it. When Your Listing Throws a Party Without You!

Picture this:  Saturday night of Labor Day Weekend 2024, a peaceful cul-de-sac, and my resort-style listing. But instead of a quiet evening, it turned into the scene of an uninvited rave, complete with a DJ, lights, and beer. The kicker? I wasn’t invited, but apparently, about 50 local high school kids got the memo on social media.

Imagine waking up at 11:30 PM to discover your phone has been blowing up since 9 PM, all because of a full-blown party raging in the backyard of your listing. And neighbors are texting me photos of who’s attending this unsanctioned bash:
A small army of teenagers, with the cops, fire department, and even an ambulance parked out front. Yes, folks, this is the world we’re living in.

It turns out, kids are trolling the Internet, hunting for vacant homes to turn into their personal party palaces. Unfortunately for them, they picked the wrong house—nestled in a neighborhood where the residents have known each other for an average of 30 years. This quiet cul-de-sac with only one way in and out made it nearly impossible for the partygoers to escape when the police showed up. But here’s the kicker: the cops didn’t do much beyond chasing them away since, thankfully, there was no property damage. Still, it begs the question—how is it that you can break into someone’s backyard, throw a massive party, and face no real consequences?

This Labor Day weekend was full of firsts for me:

The first first? Finding myself on the phone with my clients at midnight, something I’ve never done in my entire career. We were sorting out the chaos, trying to make sense of what just happened and a plan of attack.

By Sunday morning—my sacred day off—I was over at their house bright and early, cleaning up the soda cans left behind and assessing the damage. Thankfully, there was no break-in, no significant damage, just a bit of trash in the yard where the party seemed to be concentrated. We really dodged a bullet.
The neighbors saved the day calling the cops so quickly - the party barely had gotten started.

Moving forward, I’ve asked the homeowners to turn their internet back on so I can install security cameras. Large red signs are now prominently displayed, warning would-be partiers that they are being watched. And if you’re not there with a REALTOR® on appointment, you’ll be greeted by the police.

We’ve also taken additional steps to secure the property, locking down the gates and making it as hard as possible for anyone to enter without an appointment.

I’ve heard of these kinds of things happening in the Bay Area and Los Angeles, but never did I imagine it would happen locally, let alone at one of my listings. The closest experience I’ve had was catching a squatter during the crash, but this? This was on another level. A full-blown party with a DJ, lighting, beer, and over 50 kids being dropped off by Ubers—absolute madness. Let this be a lesson to everyone: never underestimate how people can use the Internet for devious purposes. I'm having different conversations moving forward about pop-up party possibilities and how to prevent them! It's crazy the things we need to worry about as Listing Agents these days and there's No App for that!

This is awful! The biggest surprise is the cops doing little to nothing!!! Wow, another thing to think about as a listing agent. Your home owner's certainly did dodge a bullet. And, think about the insurance issues if someone had been hurt or worse during that event. Scary!

Hi Thomas,
Those kids were not too bright picking a home in a cul-de-sac.  It fries me that there are no consequences for their action. I'm sure the police have other things to do, but really????

All I can say is YEP! I agree with you. None of the neighbors were happy with the police, but were very forgiving of me since they knew it was out my control

Thomas- thank you for writing this so all of us are aware!  This thing CAN happen in your own back yard. 

Recently there were about a dozen Sheriff's cars on our street as well as 3 tow trucks. We're on a short quiet cul-de-sac. What I gathered was that it was either a stolen car and/or teens out for a joy ride. The officers had them out of the car on the ground and guns were out. 

After over an hour, everyone left and I feel the young teens were sent home. 

Sadly, this is happening all over. Law enforcement has their hands tied, and when they do arrest someone everyone knows they'll be out with a slap on their hands.

Yep, my folks would have smacked me and grounded me to say the least and dare I say - the cops in my youth would have arrested me. Yes, the neighbors, owners and I all asked the same question of the police and were told: no property damage, no actions beyond kicking them out.

OMG Thomas what a freaking nightmare for you and the sellers. I've never come even close to dealing with a situation like this. You handled it so well, as of course you would. Hard to believe the kids got away with this.....back in the 'olden' days those kids would have been in big time trouble.  And how stupid were they to pick a house in a cul-de-sac with no way out.  Too bad they didn't round 'em' all up and take them in and let their parents get them out of jail.

 

Good case study for every agent and broker to read and be aware of....thanks!

I had a number of unusual occurrences when I was active and selling real estate.  I never had one quite like the one you have described Thomas!  It's hilarious that the cul-de-sac actually corralled the party goers for the police.

Yep - it was a stupid location choice to commit a crime like this.
A cul-de-sac on a hill...no where to run but plenty of places to tumble.

The world is upside down and the lack of respect seems like it is on top of the heap.

 That must be a California thing, Thomas J. Nelson, REALTOR ® CRS,ABR,PSA,RCS-D, ePRO  . 

   In my home state of Florida, and my current residence in South Carolina, arrests would have been made. Breaking and entering, criminal trespass, disturbing the peace.  And each "partygoer" and any vehicles on the property would be searched for drugs, paraphernalia, etc.

    Meanwhile... good call on the Warning Signs.

   Sell that listing quickly so this can be a memory (and a lesson learned)!

Wow! I am so sorry this happened to you. I have definitely heard of kids trespassing in vacant homes, but looking through real estate listings to see what homes are vacant to throw parties is on a whole other level! Thank you for sharing this.

The neighbors were instrumental to shutting this down before it got to underway indeed! It was a stupid choice of homes, in a cul-de-sac of 30 year+ neighbors - a real legacy neighborhood.
