The Coolest Job in the World ~ Walking the Land

By
Real Estate Broker/Owner with Beam & Branch Realty TREC #547752

Those of you who sell raw land will understand this post! I have a beautiful and unique 38-acre tract of land that I am marketing. Selling raw, undeveloped land can be seen as boring, difficult to sell, and challenging to market effectively. For me, I find the opportunity to use lots of creativity to sell and market these types of tracts.

Yesterday, I walked the tract with a potential investor and while walking with him, despite the heat, the tall weeds, the rough terrain, and the high humidity, I found so much beauty everywhere I turned. The picture of the wild purple flowers sprouting out of the rocky soil reminded me of how fortunate I am that I get to earn a living by taking a walk in nature. I was also reminded to take a moment here and there to stop and smell the roses (or cacti).

But, there are a few tips to remember when you are out, showing undeveloped property.

🥾 Boots - you truly do need good, boots on the ground! In Texas, snake boots are a must when walking the rough, rocky, property. Mud boots are required for the boggy sites. Also, make sure your boots are non-slip!

🥾Proper Clothing - Even though it is hot, long pants and long sleeves are encouraged to prevent scrapes, insect bites, and of course, the blazing sun. I prefer wearing the light-weight, fishing-type clothing.

🥾 Water - No doubt, having plenty of water is essential. I like to plan for at least 2-3 bottles per person. Sometimes the water is used to simply douse our heads or the back of our necks.

🥾 First Aid Kit - Keep this in your vehicle at all times. You never know when the unexpected incident happens. Make sure you keep your kit up-to-date with unexpired items.

🥾 Fully-charged Phone - This goes without saying but alas, things happen. Before heading out into the wild blue yonder - double-check to ensure your phone is fully charged.

Don't we have the coolest job in the world? We get to go on nature hikes for a living! But don't forget to take in the beauty that is around you! Here are a few more pictures from this unique property.

I owned 36 acres in the Rockies near Monarch Ski Resort. Loved that land so much. It was perfect for long walks.

That sounds lovely! I know that area. I have grown children who live near there. And yes, long walks are a must.

Hi Paula,
I never sold much vacant land, at least not big enough parcels to hike on. These are excellent tips for those who do, though.

Good evening Paula,

You love to sell land and I can see you are very creative in marketing. I stay in my lane of residential and would certainly refer vacant land out! You offer some great tips when out showing undeveloped property!

Those are amazing photos, Paula.  I once listed a rural property that hadn't been walked in quite a while.  I looked down and found an arrowhead.
