Selling a Home During Divorce 

Although not a pleasant undertaking, selling a home during a divorce situation can be done as long as both parties share the same goal. Let's review some tips for selling your Alexandria, Louisiana area home under such an environment. 

Advice for selling your home when the marriage ends 

  1. Make sure each of you share the same goal--As a real estate broker trained in helping such individuals this one is key. Usually one party is more interested in separation Than the other. This can torpedo the transaction on multiple levels. Have a frank (or series) of open and honest conversation regarding expectations. 
  2. Seek legal advice concerning the timing--Normally liquidating the home upfront  is the path of least resistance, especially if there is a joint mortgage involved. That being said, an attorney can give advice based on YOUR specific situation. 
  3. Have a plan for everything-- Decide in advance how the money will flow (inspection repairs, staging, improvements, lawn maintenance). What's the plan for showings? Will one or both of us stay in the home until closing? What happens if we can't sell? 
  4. Develop a strong line of communication-- When working with a divorcing couple, I build a group text for us. Yes, either party can call for an update on demand, but the text thread is our formal line of communication. 
  5. Keep your goals in mind-- I have witnessed individuals sabotage a transaction just to get back at their former partner. How bad have I seen it get? One of the owners would go "Number Two" and not flush prior to EVERY showing. Yes, hurt people can be that petty. 

If the owners can't agree, eventually the court will guide the property disposal. In my experience, both do better if they can work together and get the home SOLD. People can get petty. We had a transaction in which the wife had taken a painting (not a valuable painting) and the husband said it was his and he wanted it.

I forget which one of them really didn't want their cabin sold. It was one of them, but the financial reality was that they had to sell.

He refused to sign until he got the painting. She refused to give up the painting unless he signed. 

We finally had her deposit the painting with the closing attorney until everything was signed.
