Vista homes search linkVista is located inland in North San Diego County, and borders Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing, including tract home communities (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities.

 

There are also homes with large lots in rural areas, and up in the hills, some with panoramic views.

 

There are mixed use and agricultural areas in Vista too. The downtown area is growing and changing, with plentiful dining and shopping opportunities and services.  Major commuting routes (e.g., the 15 and 78 freeways) are easily accessible.

 

The Vista Farmers Market, founded in 1981, is the longest running farmers market in San Diego, and it’s terrific. The Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose about ½ mile south of the 78 freeway. There is plenty of fresh produce, artisanal and prepared foods, and so much more. It’s well worth a visit!

 

It’s essential that buyers and sellers in the Vista housing market have up-to-date information on local market conditions in order to make educated decisions about buying and selling Vista homes for sale.

 

The data are from the MLS (private sales are not included, nor are multifamily properties and mobile homes). This information is believed reliable at the time this report was written but not guaranteed.

 

There were 63 homes sold in Vista in August, 4 fewer sales than last month. Here are the details:

 

Single Family Homes Sold
46 (down by 2); 20 Average Days on Market; The Average Sales Price was $939,564 (down 5%); Average sales price was 98% of the original asking price.

 Condos, Townhomes & Duplexes Sold
17 (down by 2); 11 Average Days on Market; The Average Sales Price was $639,706 (up 4%); Average sales price was 100% of original asking price.

 

The volume of sales in August dropped modestly from last month. There were 2 fewer detached single family home sales, as well as 2 fewer condo, townhome and duplex sales. The average sales price was down modestly for single family homes, and but was 4% higher for condos, townhomes and duplexes.

 

The average marketing time was the same for single family homes, and was 1 day shorter for condos, townhomes and duplexes. Sales prices ranged from $425,000 to $1,315,000.

 

Buyers may be curious if Vista homes are selling quickly. The answer is that plenty do, with 41% going pending in 1 week or less in August. Thus, buyers should be prepared to make prompt decisions about touring homes and making strong offers.

 

While plenty of buyers negotiated their home prices down from list price, the majority - 57% - paid asking price or higher, the same as last month. It’s smart to keep this in mind when planning your offer strategy.

The median sales price of the single family homes was lower, $912,500 versus $929,300 in July. In contrast, the median was up 3% to $590,000 for condos, townhomes and duplexes compared to last month.

 

The inventory improved, with 134 homes for sale in Vista at the end of August compared to 120 last month. Home prices range from $470,000 to $5,999,000. This is a supply of 2.3 months for single family homes (up from 2 months last month). There is a 1.8 month supply of condos, townhomes and duplexes (up from 1.4 months last month). These are based on the current rate of sales over the last 3 months.

 

Vista remains a very strong seller’s market based on supply and demand for single family homes, as well as for condos, townhomes and duplexes.

 

80 new listings came on the market in August, down from 87 last month. The number of homes going pending increased from 55 in July to 61, excluding those homes that closed escrow in August.
