After several realtors asking ok, what exactly do you do and how can you help me I'm finally back with my post.  I realized I made a mistake in my last blog saying the I would have this posted by Thursday ( I didn't mention which  Thursday it would actually be) So here it goes, let me know what you think and if you have any additional ideas, or input please let me know!

New Listing

1.  Upon setting the appointment a pre-listing packet will be placed in the mail (may also be sent electronically) to the homeowner.  Pre-listing packet consist of:

  • Cover Sheet - Thank you for inviting me into your home
  • Bio sheet for the Realtor
  • Bio sheet for the Company
  • An article that the seller would find useful when thinking of selling your home
  • Back Cover Sheet                                                                                                                                                      

Pre listing packet is mailed in a professional presentation folder

 

2. Home customizable professional listing presentation prepared.  A listing presentation will consist of the following:

  • A customized cover sheet that showcases the subject property (if property picture is not available in the MLS, agent must provide picture, or I will go and take the picture within a 10 mile radius for an additional fee of $15.) If no picture of the subject property is available I will use a picture of the Realtor showcasing their contact info.
  • Approximately 2-3 pages showcasing the Realtor, could include testimonials, awards, or any additional information the realtor can provide
  • Page showing the value of using a realtor
  • Approximately 2-3 pages showcasing the company's strengths in the marketplace
  • If you are with a franchise real estate company an additional 2-3 pages may be included highlighting your corporations accomplishments.
  • Marketing / Advertising Plan (plan may be customizable to each Realtor)
  • Approximately 4 pages pertaining to internet marketing vs. print marketing including NAR stats
  • Applicable CMA information (must be provided by realtor)
  • Back cover sheet
  • Listing packet will be sent electronically to Realtor.

3.  After listing the property I will:

Create virtual tours (photos must be provided by realtor) and post to  various web sites including:

 

  • Maintain all of the above websites to keep current with price reductions, open houses etc.  Realtor must make me aware of such changes.
  • Prepare property flyers and collate copies of seller's disclosure, utility bills, etc.
  • Send thank you letter or e-greeting for listing their property with you.  
  • Communicate with seller on a weekly basis providing any feedback received on property.
  • Send letter thanking the seller for allowing Realtor Open House, Public open house etc.
  • Coordinate Realtor open houses with lenders and other Realtors
  • Prepare any additional property flyers need for open houses, price reductions, etc.
  • Prepare talking homes ads if applicable

 

4.  When the property is placed under contract I will:

  • Assist in coordinating the inspections, appraisals, closings, etc.
  • Provide seller with info regarding moving, helpful hints on packing, etc.
  • Assist in referring seller to another agent if they are moving out of state resulting in a referral fee to the realtor when their new home is closed
  • Assist in trouble shooting any problems that arise during this time period. 
  • When the property has closed I will:
  • Send a letter thanking the seller for choosing you as there realtor
  • Send  a CD containing electronic copies of all of their closing documents
  • Enter them into your prospecting management system so they will continue to receive marketing materials reminding them of the wonderful experience they shared with you.

 What do you charge for oyur services?  You certainly do seem to offer alot.  I am a virtual short sale assistant.  I always find it interesting to see what kind of virtual services are available.
