My market, not far from you- but a whole different world, the best investment an owner can make- if permitted - is adding a Washer/Dryer within the apartment. A lot of existing buildings won't allow this addition due to plumbing systems that weren't designed for the level of pressure and a suds zone. If the building permits an owner to add the hookup (the costs of the actual machines are not nearly as significant), it would likely cost somewhere in the neighborhood of $5k-15k for the engineering plans and actual plumbing work. The hookup itself would add anywhere from $25k-$100k in value or even more depending on the neighborhood. How's that for ROI?
