What do I attribute this to? Without giving out some of my marketing secrets:
1. I show up prepared, and educated about your neighborhood. I do more than most to evaluate your house. You do not want your agent to cut corners here!
2. My marketing, including professional photography, is better than most of what my competitors offer, including aerials and floor plans in most situations. I have a written PLAN OF ACTION for my listings
3. My marketing speaks to the future buyers of your home, and it is smarter, more relevant and more aggressive than the others
4. I am accessible and reachable for all. I usually answer my phone, unless in an appointment, unlike so many of my counterparts
5. Having sold residential real estate since I was 21, I know how to navigate the trouble spots on transactions
6. I don't make people wait days and days for counter offers and responses, which is unnecessary and quite often, very unprofessional and honestly, amateurish
7. My ego forces me to do the best damn job and get the best results possible for you, because I know it is important to you
8. I am a much better negotiator than most of my counterparts, having done this for 40 years. I know which questions to ask and what to focus on
