Are you afraid or excited - Part 2?

When you are buying a house you may encounter excitement and fear. The excitement moves you forward with hopes and dreams about your potential new home along the Main Line or in Chester County or one of the other surrounding counties, Delaware and Montgomery. Then you encounter the issues of low inventory, strong demand and most recently the rising interest rates. So now fear rears its head as you wonder if you will ever find a home to buy.

This is where using a professional and experienced Realtor like myself helps out. To begin with we sit down together and go over the whole process so you understand how we find your home, how you finance it, write an offer, put a deposit into escrow and what happens to it, negotiate the various contingencies, how we respond to inspections and finally the walk through and closing on the property. We discuss the various additional costs that go into buying a home, often called closing costs which are additional to the cost of the house. This includes how I get paid, either directly by you or if possible through the seller agreeing to pay buyer agent compensation.

Understanding the process can reduce the stress and fear, being educated helps you understand, so no question is dumb, if there is something you do not know it is better to ask than be stressed about it. Part of this initial consultation is to understand your lifestyle, how you want to live in your house, whether you have kids or pets that need to be taken into account. As a pet owner, I understand how a good sized yard can make all the difference to your pet. Having had three sons I also know they need space to let off steam as well.

Even with this knowledge you can be fearful when things do not go as hoped, when offers are rejected because of multiple buyers bidding on the same property, this is again when my knowledge can help you win an offer because i have experience and can help you craft a strong offer that includes what the seller is interested in. Building rapport with the listing agent is all part of being able to discover and uncover what is most important to the seller, it is not always the price, it might be timing, removal of contingencies etc.

Knowing how you might feel helps me to find alternatives to finding the right home, it may be showing you a different area where there might be new construction homes available. It might be considering a townhome when you thought only a single family home would do. Providing you with options can revive the excitement and remove the fear and stress.

Ultimately, it my job to help you find the best home for you at this moment in time for the best price and terms.

Good morning Nick. For years we have been told to put it in writing. Now that we have to many fear the idea. Why? They should be excited as buyers agents because how they will be paid is made clear. Buyers can make choices on how they are willing to face costs. Sellers can make choices on offering or not offering buyer agent compensation. Choices upfront avoid conflict further down the road. No fear, just excitement right? Not if not correctly explained. Enjoy your day.

Hi Nick,  loved how you tied your "afraid or excited" them with real estate. The best way to conquer your fear whether you are a buyer or seller is to work with the best local agent you can find. Can you imagine going into a real estate transaction with an agent you did not have faith in?!
