Is $2 million the new $1 million?

We have all heard about the lack of inventory for the past several years and seen with our own eyes the rising cost of houses in our areas. But specifically this past year I have noticed that builders new in-fill construction and large mansion style homes are nearly always being listed at $2 million and above. Just today I got an invitation to an open house for a new construction home priced at $2,335,520.

If not above $2 million these new listings are in the high $1.7 million and above category. And it is not like these homes are hanging around either, they are getting snapped up by buyers looking to live in award winning school districts.

This also puts pressure on housing in the lower price points as builders are now looking for lots for future projects. So homes that would have been bought by homeowners in those lower price points are now getting squeezed out by builders purchasing to construct large mansion style homes as in-fill projects.

Whilst, it is perfectly allowable and whilst there is a market for these new homes I see this carrying on. But, is it good for the market and the towns and municipalities where this is happening. 

Affordability is being eroded with each sale, and everyone is affected. What is the answer? I am not sure, maybe township planning boards need to stop issuing variances that allow these mega-homes to be built in neighborhoods of ranch and cape cod style homes just so that the taxes will increase. We need varied neighborhoods, filled with a variety of different style homes for everybody, school teachers, firemen, nurses, township workers and everyone else. We do not need neighborhoods filled with homes just for the mega-rich and everyone else is pushed further and further out needing to commute long distances to do their jobs.

So, we will see how long this keeps happening, but I hope soon townships will come to their senses and make better choices at zoning hearings.

Hello Nick, I keep wondering about how young couples can afford a house in so many areas.  I remember when New York City was so high of a one bedroom apartment.

Will Hamm that is the point, so many are getting discouraged by these sort of prices, they may be good for the local municipalities with taxes, but they are ruining the neighborhoods.

Michael Jacobs as it will always be with it being such a large investment for people.

It is crazy what is happening with the home prices Nick. These are large homes that require huge upkeep and the expenses take a big bite out of  the total monthly cost being allocated to just owning that home.

Hi Nick- I understand the dilemma. When Larry was building for a large homebuilder, at times they had to build on infill lots. In FL there was a community that was intended as affordable housing for people who worked in Delray. People like law enforcement, teachers, etc. By the time the project was completed, many of those people could not afford to live there.

Dorie Dillard Austin TX the taxes on these homes sometimes are the income of some people.

Kathy Streib I understand they are paying large amounts for the land and therefore the prices are high as a result especially with the cost of labor and materials as well, but they are excluding buyers who would have lived in the house torn down.

Endre Barath, Jr. yes California and New York and many cities need a different price range.

Brian England that is a good question, what is affordable housing today and where is it?

Nick, same thing here - if you find a home under $1 million, it is a starter home.  We are seeing homes into the multi-millions.

I just looked at what is active or coming soon in my hometown of Bethesda. Of 142 homes, only 35 were under $1 million - and 61 were over 2 Million - 43% of all the homes in Bethesda were over 2 million - It is fascinating to look at the numbers from your point.
