Brain it is wise to have Realtor representation whether you are selling, buying or renting.

Very good article. I think the HOA rules could also be a big drawback depending on rental rules. I think the more hard assets one has the better off they will be (although if the administration passes unrealized capital gains they will kill the goose that laid the golden egg).

HI Brian... I believe if you own an investment property, renting is fine. If it's a personal home not so much... oh the stories I could tell you about damage done by renters.

I agree with Michael Elliott to list with Brian.

I think being a home owner or a landlord may be overwhelming for my son Brian England so I have recently advised him that he should sell our home when I pass on.

The choice to sell or rent the house from which you are departing is often an easy one. If you need the equity from your existing house to buy your next house, there will be no renting.

If you are fortunate enough to be able to buy you next house without selling your current house, that is a great position in which to be. If you don't want to take on the responsibilities of being a landlord, hire a property manager. Receive rent and watch your equity grow in TWO houses. What a good deal!

It needs a lot courage, strength and risk tolerance to handling tenants. I have plenty experience doing it.
