Yes, Selling a Home Can Be Stressful & Inconvenient

Let me start off by saying this--   If you wish to maximize your largest investment and receive  the highest possible sales price,  you need to do some things pre- marketing, and you will be inconvenienced, albeit temporarily, with a stream of buyer showings.

The most stressful part of the transaction is typically the buyer's home inspection, and the process of waiting for their request list.  It can be stressful for all involved, but I know how to help you navigate those times of turbulence.  

What do you need to do pre-marketing?

* Maybe paint

*Perhaps stage (declutter, deep clean, possibly eliminate some furniture)

*Throw out items with no value which are no longer important

*Have a contractor(s) fix or enhance some deferred maintenance

 

The good news is, your hard work will pay off, and in this market, your home will be settled faster than you can imagine.  I closed on a house last month where I had met the homeowner 30 some days before listing, selling, and closing on the property.  The process can be fast.

Good morning, Michael... I've sold homes where the sellers did most of the work before even meeting with me. I've sold homes where sellers managed to get all the work done within a couple of weeks. And I've sold homes where it took sellers 5 months to get their home ready for me to list. As far as I'm concerned, as long as they do what they need to do I can wait.

It is good to prepare our Sellers mentally for what is to come. Letting them know what they can do to shorten the time of anxiety is also important. If I were to list today the biggest issue would be decluttering Michael Elliott .

Hello Michael - living in your home is much different than living in a house for sale. It just doesn't equal. 

And additional stress is only a part of the home selling equation.  The exponential factors can be difficult to compute.  Proper upfront preparation can make a difference.   Yikes, there's so much more than simple math involved. . .

Michael, like you say, if you do these things prior to listing, it will be in the Seller's best interest and should get highest and best price.  I like to tell my sellers, it should not be on the market until it is READY!
