2) Understand the insurance cost that comes with waterfront living-- Although improving somewhat, insuring a home within sight of the surf can be expensive. But in a storm doesn't ALL the sand get wet? You bet. And doesn't the PUBLIC pay for beach nourishment? Also yes. Notice how complicated this becomes? The good news is most large condo buildings have at least one mixed drink vendor on site.
