When I bought my home 41 years ago, I had to revisit it several times before making an offer.  The house had old shag carpeting was severely cluttered, and was a cosmetic mess.  Finally, on my last visit, I brought in graph paper, and a pen.  I moved stuff off the couch, sat down and drew my furniture into the floor plan.  I then made a "To Do" list of things needed before I could move in.  Once that was completed, I realized that it had a newer roof, the exterior had been recently painted, and it had a newer HVAC system.  The house was a cosmetic fixer.  I wrote the offer, got it accepted, and closed escrow.  Imagine my surprise when I peeled that old shag carpet back and found perfect hardwood floors beneath.
