Back in ActiveRain: New Beginnings

Hi ActiveRain Community!

It’s been a while since I last posted, but after stepping away from real estate in Las Vegas and exploring the world through travel, coaching, and consulting, I’m excited to reconnect with all of you. Recently, I captured a beautiful sunrise that got me thinking about new beginnings and the path I’ve taken over the last few years.

For those of you who don’t know me, I was active here for many years, sharing insights and advice on real estate, marketing, and the various ups and downs we all face in the business. My journey eventually led me to something unexpected yet incredibly fulfilling: coaching individuals for interviews and presentations, which, in a way, started with coaching my own agents through buyer and seller interviews.

What started with helping my agents prepare for buyer and seller interviews has evolved into a full-fledged coaching business. Whether it's job interviews, public speaking, or sales presentations, I’ve been helping professionals improve their communication skills and confidence. And guess what? The skills that made us successful in real estate are the same ones that help anyone nail an interview or presentation.

Why Public Speaking and Interview Skills Matter (Especially in Real Estate)

As agents, we’re constantly selling — not just properties, but ourselves. Whether you’re meeting a potential buyer for the first time or pitching a listing to a seller, you’re in an interview. And that’s why mastering these skills is essential to growing your business.

  • Confidence Sells: Just like in a listing presentation, if you believe in what you’re saying, your client will too. Confidence comes from practice, preparation, and understanding how to deliver your message clearly.

  • Body Language Speaks Volumes: Your words matter, but so does your body language. Maintaining eye contact, using open gestures, and controlling your posture can make or break your presentation.

  • Preparation is Key: Just like we prepare for listing presentations with market reports, comps, and a solid plan, preparation for an interview or presentation is crucial. Have your talking points ready, anticipate questions, and always be ready for the unexpected.

  • Overcoming Nerves: Even the most seasoned agents get nervous before a big presentation. The trick is learning how to channel that nervous energy into something positive. I’ve coached many people on this, and I can tell you from experience: it is absolutely possible to turn anxiety into a performance booster.

What’s Next? Weekly Tips for Public Speaking, Interviews, and Presentations

In the coming weeks, I’ll be sharing blog posts with tips on everything from how to calm pre-interview nerves to crafting a killer listing presentation that wins over sellers every time. These posts will be packed with practical, real-world advice, and I’m excited to share these strategies with you all.

Here’s what you can expect from my upcoming posts:

  • How to Speak with Confidence When You Don’t Feel It
  • The Secrets to an Effective Listing Presentation
  • Mastering Buyer Interviews: Questions to Ask and How to Read Their Responses
  • Public Speaking 101: How to Engage Any Audience
  • How to Prepare for the Toughest Questions in Interviews or Presentations

Let’s Connect for a Free 15-Minute Review

If you’re ready to up your game in real estate presentations or just want some feedback on how you can improve, I’m offering a free 15-minute review of your listing or buyer presentation. It’s a great way to get some fresh eyes on your approach and see where small tweaks can make a big difference.

You can schedule your Free 15-Minute Review.

I’m looking forward to sharing more content with you all and helping you boost your real estate game. Whether it’s nailing your next listing presentation or preparing for that big client meeting, I’m here to help you stay on top of your game.

Thanks for reading, and I’ll see you around on ActiveRain!

Never be afraid to try something new!

Hi John, It is great to see you are still here. I have been wondering how many of my old friends are still active in the Rain. I just saw your post, "Happy National Good Neighbor Day 2004," and enjoyed reading it.

George, You are correct. It has been a long time - way too long. I have missed everyone here in the Rain. And seeing all the comments is really making my day. I saw that you posted about the Active Rain Weekly Zoom meetings and I plan on attending soon. I have an appointment this coming Tuesday, but I have already put the one for the 8th on my calendar.

Hi Gary- welcome back!!!  It sounds like you've been putting your skills to good use!!! Interviewing and public speaking is scary for most people but if you're in real estate, you need those skills.

Hi Kathy, It is great to hear from you and I just looked at your post about National Ghost Hunting Day. I haven't seen any ghosts here in Mexico, but we have one in Tijuana that is famous. She fell in love with a poor boy and her father kept her from marrying the boy.  She finally died from her heartbreak. There are all kinds of tales about people seeing her. I will have to write a post because I think everyone will enjoy it. Watch for it near the end of the month (Halloween).

Gary Coles (Coaching) - High Five and Welcome Back! You were missed but now you're back. The story you shared about what you did when you stopped your real estate business is very encouraging and was smart on your part! Every Tuesday Debe Maxwell, CRS has a weekly Zoom scheduled and she may ask you to be a Presenter. But I have nothing to do with the organization for their Social Zoom calls; however, I think she would welcome you with open arms to showcase your speaking skills!

Congratulations on your success. You used your Sales Skills well after you left AR. I'm so glad you're back. And by the way, your photograph is spectacular!!! You're still a man of many talents.

Hi Patricia, Thank you for the compliment on my photo. I took it when I went to visit my mom for her 100th birthday.  I have wanted a sunrise photo from her lane and I finally got one.

Thanks for telling me about the Zoom meeting. I have an appointment this Tuesday, but am already planning on attending the next one on the 8th.

Hi Gary Coles (Coaching) - Oh, that's WONDERFUL! It will be good for you to see many old familiar faces on the 8th and to discover new ones too on Zoom!!! Here on ActiveRain ZOOM is the next best thing to RainCamp!

So you got to celebrate your mom's 100th birthday! Awe, that's a gift from up above. Your mom has lived through so many life events and changes that we only read about in history books or see and learn from documentaries. I think it's wonderful that you got to see and celebrate with her and you received a surprising sunrise that was so big, beautiful, and bodaciously awesome!!! And the photo you've been yearning for from her lane was a special gift just for the two of you on her birthday! I would frame it and hang it on the wall.

I'm so happy you're back!!!

Hello Gary - welcome back.  As I have previously said, I am thankful there is no mandatory attendance as part of an ActiveRain membership.  It's nice when such reappearances take place.  Here's to new adventures as well as rediscovering the lay of the land.  Enjoy!

Thanks Michael, It is a good thing that attendance is not mandatory. I've seen lots of great people take time off and return - although I can't think of anyone who took as much time as I just did.

Hello Gary,  I have known quite a few agents who felt public speaking would hone their one on one abilities and joined Toastmasters to master their skills.  The results showed themselves.  m

Hi Mark, I've also watched many agents join Toastmasters or start with coaching sessions. Both are great ways to improve performance and of course to become more successful. Thanks for mentioning Toastmasters. And even though I teach public speaking, I try to attend some of their meetings because I constantly try to improve.
