Pickleball and Property Values in The Villages, FL

A friend from another state just shared an interesting report referencing Harvard Business School 2018 about Starbucks locations and home values.  Next was a report by a financial investment firm specializing in real estate values discussing Pickleball Courts.  From there two more “experts” opinions and after 30 minutes of reading all these reports I decided to do my own analysis using a few points they shared here and there.

First let me explain the Starbucks Effect, if you live close to Starbucks your property could be .5 to 1% more valuable.  Why?  Starbucks does a deep dive into the community looking for the right mix to locate a store.  Now the experts have created the Pickleball Effect which can either increase home values up to 5% or decline property value as much as 20%.  Let me explain, if you live next to a Pickleball Court the noise can be a factor of up to 20% reduction in home value.  Few blocks away it reduces to 5 to 10% and three blocks away your property value increases as much as 5%.

For some of you considering moving to The Villages you maybe need to add location of Pickleball Court to your list of wants and don’t want!  Let’s see no kissing lanais, busy streets, powerlines, prisons, turnpikes, sewer plants maybe ponds (gators) and sinkhole prone areas.  On the other hand, you want access to squares, retail, dining, lifestyle choices in a quiet neighborhood.  Ya we got that!

Personally, I would value a home next to a pickleball court much less than if it didn't have a pickleball court next to it, haha.

Good morning Dick. We just relocated to a neighborhood with a large activity center that includes pickleball courts. Never gave it much thought but live far enough away so noise is not a factor. Enjoy your day.

Hi Dick,
The place I rent in Arizona has a Pickleball Court on the other side of the parking lot from me. I hear the pop pop pop of pickleballs from dawn to dusk. It's actually longer because the courts have lights now. It doesn't really bother me that much because I enjoy the sound of people out having fun while getting exercise.

Carol Williams I had a listing next to a Pickleball Court it took the right buyer who was a Pickleball nut to buy it.  Guess music to his ears!  Not me!

Yes, Dick Betts , you would need a Pickleball nut or someone hard of hearing. There are probably a lot of both in The Villages. 😂

To me, whether Pickleball, or golf, having it one street away is best. Starbucks does a lot of research before they open a store, and they pass that cost along on the colored water they sell.
