I had an Attorney ask when the buyer could do a RADON TEST on a piece of vacant! WOW!!

That's surprising! It's not very common to do radon testing on vacant land since radon tests are typically done on homes or buildings to measure indoor air quality. The buyer's attorney might be extra cautious or possibly unaware of the normal process. You might want to clarify that radon testing is more applicable after a structure is built, although in some cases, soil testing for radon can be done before construction to assess potential risks.

Interesting situation, Thomas! While it's unusual to request a radon test on vacant land, I can understand the buyer's attorney wanting to cover all bases. In mountain areas like Big Bear Lake, we often focus on other environmental factors when assessing vacant land, but radon concerns usually come into play when a home or structure is built. Pre-construction soil testing for radon is a cautious step, though typically not necessary unless there's a known concern in the region. It's always good to educate clients on when and where such tests are most applicable!

Wow, sounds like the attorney is a knucklehead and is clueless.   Good luck.

That doesn't make any sense at all. Radon that exists on vacant land just goes into the atmosphere. That would be a waste of money and a few days for testing. Maybe the attorney should ask instead whether there is radon in nearby houses. That doesn't mean it would be found in a house that's built on that land but might give the potential buyer a comfort level that he wouldn't have to worry about it. Although it's really not that expensive to remediate radon.
