Just a Thought…Know Your Audience

 

This phrase is one we’ve all heard and used..a lot. I’m not sure when it emerged but it so often hits the nail on the head. 

 

For example, when I began my staging business in South FL there were only a handful of us around…and we were spread out from Miami up to Palm Beach. I received a call (that we’ve all received) letting me know that I’d been “chosen for a special spot” in a magazine sent to all golf course communities. 

 

If I wanted to hold that spot, I would have to sign up immediately or it would be offered to the other stagers in the area. 

OK Fine…feel free to offer it to the other Stager…two counties south of me!

When talking to someone looking for an agent, I urge them to work with one who knows the local market, even drilling down a specific neighborhood or community. 

One of my favorite agents knew the luxury condominiums along a stretch of A1A. She lived in one and had sold many of them. When she called me to consult on one, she knew exactly what the buyers were looking for.

“Buyers for this area want marble floors. They’ll overlook the paint color, but they want marble!” 

 

Wisely, her sellers listened to her. The paint she had worked well. The major suggestion I had was to remove the built in desks in the master bedroom. (that’s a story for another day)

 

In a down market, this one did not last long, thanks to the agent who knew what the seller needed to invest in. 

Whether you’re selling to a potential client, speaking to a group, or having a conversation with your children…Know your audience!!! 

 

Know…

-What’s important to them

-The information you have for them is pertinent to them

-If you’re selling something, find out if they can even use it

-Why they’re there

-What and how much information they’re willing or capable of absorbing.

Hi Kathy:

Your advice is spot-on, and always important to keep in mind. And it's applicable to a number of situations - marketing homes, staging them, blogging, public speaking, and so on. It's pretty obvious when people aren't paying attention to this, or perhaps don't care.

You are exactly right about that, Kathy. Grabbing the attention of interested parties to be effective is ultra-important instead of trying to impress everyone. Not all people want the same things!

You are spot on with this post Kathy!  Knowing your audience is a make or break situation and I've experienced folks that just don't have that skill.  Or....they're so new at it they're just learning the ropes. I was heavily involved in the Chamber of Commerce for years and that was an audience that was important to know. Each group was a bit different and  had to be approached in different ways.  I had fun with that as it was fun to mix things up a bit.   Very different than real estate clients!  I kind of miss it...kind of, just not the early, early meetings!

Actually Kathy I found it fun! Course I do have a speaking background starting way way back in high school so it just comes naturally to me.  If you knew my family - people would say - oh that's a Kruchten thing!  Meaning well, of course!
