Here’s a summary of the Cardiff real estate market for September 2024 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 10 homes sold in September, twice as many sales as last month.
Single Family Homes Sold
8 (up by 4); 44 Average Days on Market; Average Sales Price was $2,162,687 (down 2%); the Average Sales Price was 96% of the original asking price.
Condos, Townhomes & Duplexes Sold
2 (up by 1); 65 Days on Market; Average Sales Price was $1,332,500; Average Sales Price was 97% of the original price.
The overall volume of sales in Cardiff increased from last month. There were 4 more single family detached homes sold, and 2 condo, townhome and duplex sales compared to 1 last month. Sales prices ranged from $785,000 to $3,520,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of September, compared to 1 last month.
At the end of September there were 23 homes for sale in Cardiff, more than double the number for last month and some good news for buyers; 16 of these are single family detached homes. Listings range in price from $1,149,999 to $6,495,000.
There are 2.7 months of inventory for single family homes (up from 1.1 months last month), and 3.5 months for condos, townhomes and duplexes (up from 2.3 months last month), based on the rate of sales over the last 3 months.
Cardiff by the Sea housing remains a strong seller’s market for single family homes, and is a sellers market for condos, townhomes and duplexes, based on the current supply and demand.
4 homes sold for asking price or more. While 3 homes went pending in 1 week or less, 1 of the 2 condos took 128 days to sell, the other sold in 2 days. Two of the single family homes took 96 and 109 days to go pending. While the supply improved in September in Cardiff for condos, townhomes and duplexes as well as single family homes, buyers should not assume some homes won’t sell quickly.
12 listings came on the market in September, compared to 6 in August. 5 homes went pending in September (excluding homes that closed escrow), compared to 8 last month.
