Real Estate Sales Advice-Preview Property!!

I'm a slow learner (took algebra one twice in college at the invitation of the dean). Real estate lessons can come at a cost. We mess up a deal or miss an opportunity and then the lesson is implanted. Won't do that again! 

Early on I noticed an odd trend. I would show a home to a buyer (and goodness it was mostly buyers back then), they would pass and go in a different direction. But on a regular basis I would end up selling the first property to a different buyer. 

But why? It wasn't my company's listing (would be a while before I had my own inventory) so why was the home on my radar? Simple, because I had spent 15-25 minutes touring it. That made me the expert. 

When a new buyer reached out, I could reference that home in great detail. Come to find out real estate coaches and brokers have encouraged agents for YEARS to do this. Car salespeople will "walk the lot" to learn the inventory on hand. 

Invest time each week to preview 3-4 homes. You will become the area expert in no time! And just like every coach worth his/her salt will tell you this same knowledge will help win listings

Real estate is a contact sport. Get out there and learn that inventory!

Hello Doug - previewing homes can improve the knowledge and expertise the knowledge and expertise of a real estate professional.  Why it isn't more of a practice has long baffled me.

Good morning, Doug.... when I was new to the Charlotte area in 1998/99, I did a lot of previewing to become familiar with inventory and housing, in general. And back then the number of photos in MLS was around six. Don't do much of it anymore unless I'm working with an out of town buyer. With up to 48 listing photos in our MLS and my deep knowledge of our neighborhoods, these days I can suss-out a house on line. And in many neighborhoods... no time to preview... you have to get in there asap with your buyer.
