Factors that influence a home's value
1) Location-- This is the granddaddy of them all. One thing you cannot change (without heavy equipment) is where the home sits. There can be a MASSIVE price distinction between a home on the beach verses one 1/2 mile away.
2) Features/amenities--A condo with deeded garage space or a boat slip will command more than a building missing those items. It's critical the agent's marketing puts these features front and center. The buyers in this price range certainly know. Be cautious adding features though. Not everything (in fact most) do not return a dollar for every dollar invested. For instance that single family home swimming pool added 15,000 in value, but cost 65,000 to install!
3) Cost of ownership-- HOA fees vary greatly along the Emerald Coast. But be careful selecting properties bast solely on lowest fees. Sometimes assessments are in place to address an issue that will help keep the building in top form. But not always...
4) Recent sales data--What similar properties are going for helps bracket your home's value. Buyers typically select homes based on substitution. Essentially, what else can I get for this amount of money? Value is hit when a consumer decides your property is the shiny penny.
