Spokane, Wa Real Estate Trends Oct. 2024 (comparing September 2023 to Sept. 2024).

The Spokane market continues to change, this month we have a 2.9 month supply of homes which is up 20% year over year. This is giving buyers more choices, and sellers more competition. Sales are down 13.8% year over year , another sign that the election is causing people to pause. With rates more reasonable and home inventory up, this is actually a great time to buy. Sellers need to be on their "A" game with a beautiful home presentation and competitive pricing. The pandemic craze of few home choices and multiple offers in a distant memory, and sometimes this is discouraging for sellers who feel they missed that boat. There is always a buyer for every home, as long as it's compelling enough. 

Then median (middle) home price is $421,600 down .8% from last year so fractional.
