Montgomery County MD Has Appreciated - Which Areas Are the Hottest?

By

Five areas have seen the largest percentage increase in home values this year. In order to qualify for the list, a zip code had to record at least 20 sales so far in 2024.

The zip code where home values have risen the most this year is 20814, which encompasses downtown Bethesda and the surrounding neighborhoods. Rising prices for 4-bedroom detached houses, as well as condos and co-ops drove appreciation up nearly 20%.

The next area -- the Rockville zip code of 20852 -- saw prices rise 12% thanks also to prices increasing for larger detached houses.  The list is rounded out with three zip codes -- home to the 20816 area of Bethesda, Langley Park and portions of Silver Spring -- that all saw home values rise by around 10%-11%.

Great analysis, Lise! It’s fascinating to see how specific neighborhoods like Bethesda and Rockville are leading the way in Montgomery County’s home value appreciation. For those looking to invest in a similar trend, Big Bear Lake also offers unique opportunities with rising property values and growing demand for mountain homes.

Wow Lise that one area that had a 18% increase is a hot area for sure and lucky for people that purchase there before.  Hope you are doing good.

Good morning Lise,

This is an interesting way to show which are the hottest areas. I'd say 18.4% increase definitely shows that the zip code 20814 is the clear winner!

While the last 3 zip codes may have pricing that would be attractive to some, the rate of appreciation is not as consistent with the rest of areas.

Prices sure have gone up quite a bit in your area since last year and those are some pretty high median prices.
