Is Your Friend the Best Agent to Sell Your Beach Home?

By
Real Estate Broker/Owner with Lake Homes Realty & Beach Homes Realty

Everyone knows plenty of real estate agents. But they are not all equally equipped or skilled.  This becomes even more of an issue in niche real estate.

Not all skilled real estate agents are equipped for the many, and often surprising, aspects that make beach real estate a different market.

Compared to primary residential real estate, the median buyer and seller are different. Sales cycles can be weeks, months, and years. More cash deals and more selective buyers.

So, is a close friend the best agent to help someone buy or sell beach real estate?  Turns out, "It depends."

Here are a few more of my thoughts on this...

This applies to so many areas that real estate agents work in.  It is common in our area because our average price points are higher than San Antonio for agents to buy their leads on Zillow or Redfin or Realtor.com or many of the other sites who sell leads.  And what is sad is that most people don't realize that "Premier Agent" or whatever that website calls their lead buyers are not necessarily agents who are experts in a area. They just paid to be that buyer's or sellers' agent. And there can a world of difference between a local agent who knows the area and one who comes with no area knowledge to guide their clients.   So excellent points.

Great points Faye! Buyers and sellers typically do so few transactions, they never really learn enough to make better decisions. Thanks! G

Glenn raises an important point about the nuances of selling beach real estate. While having a friend in the business can be beneficial, it's essential to consider their experience and expertise in niche markets. The dynamics of beach properties—such as cash transactions and seasonal fluctuations—require a specific skill set that not every agent may possess. It’s crucial to ensure that your agent understands these unique factors to navigate the process effectively. Ultimately, a knowledgeable agent who can leverage local market trends and buyer behaviors is key to a successful sale, regardless of personal connections.

Hello Glenn - choosing one's real estate representation is not as simple as some may say or believe.   There are countless components that go into decision making.  Choose wisely.  It matters.  And, yes, it can make a difference.
